Dishwasher repair in Mountlake Terrace

Many Mountlake Terrace dishwashers were fitted into kitchens built before dishwashers were common, and the rest sit in compact apartment kitchens. We fix drains, fills, leaks and latches in both, on very soft city water.

When the first Mountlake Terrace houses went up after 1949, a built-in dishwasher was a rarity in a modest kitchen. Nearly every dishwasher in those houses today was added later, cut into a base cabinet beside the sink, with its drain tied into a disposer or the sink tailpiece and its power taken from whatever circuit was close by. That history matters when one stops working, because the cause is as often in the installation as in the machine: a drain hose with no high loop, a supply line pinched behind the tub, or a cord stretched to a receptacle in the next cabinet.

In the Town Center buildings and the 1970s and 80s apartment and condo blocks, the dishwasher is often an 18-inch or 24-inch unit set between cabinets, with a neighbor living underneath. Those are mostly newer machines with manual filters, leak sensors and electronic controls. They fail in tidier ways, with error codes and stored faults, but a leak in an upstairs unit has consequences beyond your own kitchen, so we start with where the water is going. Tenants should also find out who approves repairs, since that person is the one we price the job for.

Likely causeWorn door seal, a cracked spray arm or suds from the wrong soap

What we doInspect the gasket and arms, replace the worn part, check what soap went in

Likely causeBlocked filter, clogged upper spray arm or a weak circulation pump

What we doClean the filter and arms, then test the pump's output

  4. What you seeFills slowly and times out with an error

Likely causeInlet valve screen clogged, or the supply line pinched behind the tub

What we doReroute the pinched line, then clean or replace the valve

  5. What you seeNo lights, no sound

Likely causeDoor latch switch, a thermal fuse or a loose connection at the junction box

What we doCheck the power supply and latch first, then the fuse and the board

  6. What you seeRust-colored spots inside the door or on dishes

Likely causeRusting rack tines or a corroding tub seam

What we doReplace the rack or tine caps; a rusting tub usually means replacement

Retrofits, compact units and soft water

Roughly 44 percent of the city's homes were finished between 1950 and 1969, and in those kitchens we start every dishwasher call by looking under the sink. The drain hose should rise in a high loop to the underside of the counter, or run through an air gap, before it drops to the disposer; without that, dirty sink water can siphon back into the tub and leave a smell. If a disposer was recently replaced and its dishwasher inlet was never punched open, the dishwasher cannot drain at all. And retrofit supply lines are often old compression fittings that weep slowly into the cabinet floor until the particleboard swells.

Compact 18-inch dishwashers are common in the smaller condo and apartment kitchens, and they are fully repairable: pumps, valves, latches and boards for brands such as Bosch, Whirlpool, GE and Frigidaire are standard parts. The work is tighter, though, and replacements in that width come in fewer models, which nudges the decision toward repair. In upstairs units we also check the leak-detection float in the base and the condition of the floor under the machine, since a slow leak often shows there first.

Mountlake Terrace's tap water starts in Everett's Spada Reservoir and reaches the city by way of the Alderwood district, with a hardness of roughly 12.5 milligrams per liter. Heating elements and spray arms rarely scale up as a result, but detergent goes much further than the label assumes. Too much of it leaves a white film at first and, over time, permanent etching on glassware. If your glasses look cloudy, try a smaller dose and fresh rinse aid for a couple of weeks before deciding something is broken. A water softener is the wrong cure on this supply, since even softer water would only make the detergent more aggressive. Machines with an adjustable hardness setting should be dialed down to their lowest step.

Dishwasher repair prices in Mountlake Terrace

Dishwasher repair in Mountlake Terrace is priced starting at $249, which covers jobs such as inlet valves, latches, heaters, drain pumps and control boards. That number is a floor for the category, not a promise about your unit. After the $95 diagnostic, the exact price goes on paper, nothing begins until you approve it, and the diagnostic then counts toward the repair. Fixing a missing high loop or a pinched line during the visit is often all it takes.

Keep the dishwasher or start over?

Most dishwasher faults are moderate repairs: a pump, a valve, a latch, a heater or a gasket. If the tub and racks are in good shape, those are nearly always worth doing. The calculation shifts when the tub itself leaks or rusts, when the door liner has corroded, or when an older unit needs a new board and a pump in the same visit. In post-war kitchens where the dishwasher was squeezed into a cut-down base cabinet, check the opening before buying new, because some retrofits are shallower or lower than a current 24-inch model needs. Compact 18-inch units lean toward repair, since replacements in that width are limited. Owners of rentals in the 1970s and 80s buildings may simply want the most dependable option for the next tenant, and that can tip toward a new unit. Our recommendation goes on the estimate right next to the price.

Common questions

What is a high loop, and does my dishwasher need one?

A high loop lifts the drain hose up to the underside of the counter before it runs down to the disposer or sink drain. It keeps dirty sink water from flowing back into the dishwasher. Many retrofit installs in older Mountlake Terrace kitchens skipped it. If your dishwasher smells or has standing water after the sink drains, the missing loop is one of the first things we check.

Can an 18-inch compact dishwasher be repaired?

Yes. Compact dishwashers use the same kinds of pumps, valves, latches and boards as full-size ones, just packed into a narrower tub. We work on them regularly in condos and apartments. Because fewer compact models are sold, repairing a sound one is often better value than replacing it. Have the model number ready at booking so parts can be looked up before the visit.

Water is coming through the ceiling below my condo. What first?

Stop the dishwasher, flip off its breaker and turn the shutoff beneath the sink clockwise until it stops. Put towels down and tell your neighbor and the building manager so they can protect their unit. Then book a visit and say water reached another home, so we can give it priority. We find the source and record what we found in writing.

Is my dishwasher plugged in or hardwired, and does it matter?

Older retrofits are often hardwired into a junction box at the front of the machine, while newer installs may plug into a receptacle under the sink. Either way, we switch off the breaker before working. The connection inside the dishwasher is ours to repair. If the circuit or receptacle in the house is faulty, we tell you, because that work belongs to an electrician.

Why are my glasses cloudy if the water is so soft?

Because it is soft. Mountlake Terrace water has so little mineral content that detergent works harder than the dosing marks expect, and the surplus can etch glass over time. Run a glass through a cycle with a smaller dose and fresh rinse aid. If the haze wipes off with vinegar, it was residue; if it stays, it is etching, which is permanent but can be stopped.
