Towns we serve
Eleven towns, one price list
Our area runs from south Everett down to Shoreline and Lake Forest Park, and from Edmonds east to Bothell and Mill Creek. Every town below pays the same diagnostic and repair prices.

- LynnwoodHome baseOur base. City Center apartments near the light-rail station, Alderwood Manor's old farm-tract neighborhoods, then Martha Lake and North Lynnwood, where about half the homes went up after 2000.
- Mountlake Terrace6–10 minFounded in 1949 on a wartime landing field. Cinderblock veterans' houses, 1960s homes, and the Town Center apartment buildings rising near the Link station.
- Brier8–12 minA single-family town by zoning, with minimum lots of 12,500 square feet, about 95 percent detached houses, and gas heat in most of them.
- Edmonds10–16 minHillside subdivisions from the 1960s, condos on the hilltop, older homes in the Bowl, plus Perrinville, Westgate, Five Corners, Esperance and Woodway's big wooded lots.
- Mill Creek12–16 minBuilt around a golf course from the mid-1970s, with Mill Creek East and Silver Firs alongside. Almost nothing predates 1960, and gas heat is the majority.
- Mukilteo12–24 minHarbour Pointe, planned from 1978 and annexed in 1991; Picnic Point with its 1960s and 1970s houses; and Old Town near the ferry dock and lighthouse.
- Shoreline12–16 minFourteen neighborhoods on both sides of I-5, including Richmond Beach, Echo Lake and North City. Plenty of 1950s houses, City Light power and Tolt water.
- Bothell12–22 minSplit between King and Snohomish counties. Canyon Park and North Creek get Everett water through Alderwood; much of the rest drinks from Seattle's Tolt supply.
- Lake Forest Park14–18 minOle Hanson's 1912 planned community: wooded lots, mostly detached houses, and the oldest homes on our route, from Sheridan Beach up toward Horizon View.
- Kenmore16–20 minInglewood, Arrowhead, the Moorlands and the rest of Kenmore along the north shore of Lake Washington, on PSE power and gas and Northshore Utility District water.
- Everett14–26 minWe cover the south end: Silver Lake, Mariner and the streets around Everett Mall. North Everett's older mill-town houses are farther out, so ask when you call.
Two water supplies, both soft
Most homes north of the county line drink Everett water from Spada Lake, filtered at Chaplain Reservoir and passed along by the Alderwood district and the city utilities. Its hardness averages about 12.5 ppm, well under one grain per gallon. Shoreline, Kenmore and parts of Bothell and Lake Forest Park get Seattle's Tolt supply instead, closer to 1.2 to 1.4 grains and still soft. The Lake Forest Park Water District pumps groundwater, and we haven't seen a published hardness figure for it, so there we ask what you're noticing before drawing conclusions.
Soft water shapes appliance trouble more than people expect. Detergent amounts that suit harder water overshoot here, which is how we end up finding etched glassware, suds left sitting in a dishwasher tub and front-loaders rinsing again and again to clear foam. Mineral scale on elements and valves, the usual story in harder-water regions, is uncommon. A good part of the fix is often just a smaller scoop.
Three power companies, one gas utility
Snohomish County PUD supplies electricity to every Snohomish County town we cover. Seattle City Light serves Shoreline and Lake Forest Park, and Puget Sound Energy powers Kenmore and the King County side of Bothell. PSE also delivers natural gas across both counties. During the November 2024 windstorm, PSE reported more than 400,000 customers without power, Snohomish PUD more than 70,000 and City Light about 43,000. The surge when power returns after a storm like that can damage electronic control boards, which is why an appliance that stays dead afterward deserves a diagnostic.
Before calling about an appliance that went dark during an outage, check the breaker; resetting a tripped one is a quick fix you can do yourself. And if your range or dryer runs on gas and you smell it, leave the house and call PSE or 911 once you're outside.
Housing ages and what they mean for repairs
- 1950s and 1960s houses are common in Shoreline, Mountlake Terrace, Esperance and Lake Forest Park. Some still run kitchens on original circuits, so we test the outlet and breaker before blaming a range or refrigerator.
- 1960s and 1970s split-levels and ramblers make up a large share of Lynnwood and Edmonds, often with newer appliances fitted into cabinet openings planned decades ago, which affects airflow behind refrigerators.
- 1980s and 1990s subdivisions fill much of Brier, Mukilteo and Mill Creek, towns where gas heat is the majority, so gas dryers and ranges turn up often.
- Townhomes and apartments built since 2000, around Lynnwood City Center, Mountlake Terrace Town Center, North Lynnwood and downtown Bothell, tend to put stacked laundry in closets with long, bending dryer vents.
Common questions
Do towns farther out pay a travel fee?
No. A diagnostic in Kenmore or south Everett costs exactly what it does two blocks from Scriber Lake Park, and the repair price list is identical everywhere we go. Distance only shifts the arrival window on a busy day. We would rather keep one set of prices than make people at the edge of the map pay for the drive.
Is Woodway or Esperance covered even though it has no page?
Yes. Woodway and Esperance fall under our Edmonds coverage, Martha Lake and Alderwood Manor under Lynnwood, Picnic Point under Mukilteo, and Silver Firs and Mill Creek East under Mill Creek. Unincorporated areas between the towns are generally fine too. Give us your ZIP code on the phone or in the booking form and we'll confirm.
How far into Everett do you go?
Our regular area takes in south Everett: Silver Lake, Mariner and the neighborhoods around Everett Mall, roughly 14 to 26 minutes from central Lynnwood off-peak. North Everett is a longer drive. Call with your address, and we'll tell you plainly whether that day's schedule can reach you before anything gets booked.
Is same-day service available in every town?
Monday through Saturday, yes, with one caveat that applies everywhere: the earlier in the day we hear from you, the better the chances. Lynnwood, Mountlake Terrace and Brier sit closest, but a morning call from Mukilteo or Kenmore can still turn into a visit that day. Sunday is our day off.
