Appliance repair from the middle of Lynnwood
We took our name from the lake behind the boardwalk in Scriber Lake Park, so Lynnwood is where most of our days start and end: the machines that keep food cold, clothes clean and dinner cooking, from City Center to Martha Lake.

Lynnwood fits a lot of housing history into a small map. Realtor Karl O'Beirn named the 1937 plat after his wife, the city incorporated in April 1959, and the head count climbed 135 percent over the following decade. About 22 percent of the homes standing today were built in the 1960s alone, and roughly 40 percent date from 1960 through 1979. Alderwood Mall arrived in 1979, the convention center in 2005, a run of apartment buildings after it, and the City Center light-rail station in August 2024. Detached houses are now only about 45 percent of what people live in here.
For a repair business, that mix sets the day. A morning can start with a stacked washer in a station-area apartment, move to a wall oven in a Cedar Valley split-level and end at a chest freezer in an Alderwood Manor garage. Being based in town keeps those hops short, which is why an early call, Monday through Saturday, so often turns into a same-day visit in Lynnwood. Common parts ride along in the vehicle, so many jobs wrap up on the first visit.

Four kinds of Lynnwood home, four kinds of repair
City Center and the station blocks
The city has been planning roughly 300 acres between the transit center and the mall as its downtown since 2007, and mid-rise apartments keep rising there. Appliances there are compact and electronic: stacked laundry, 24-inch dishwashers, glass-top ranges. Their faults are door locks, drain pumps and boards, and any leak matters to the unit below. Parking and building access shape the visit as much as the repair does.
Alderwood Manor
Puget Mill Co. started it in 1917 as a community of five- and ten-acre poultry farms, and Heritage Park still keeps its Wickers Building. The old farm parcels have been divided many times, so one street can hold a 1950s cottage, a 1970s split-level and a recent townhouse row. Bigger lots often mean a garage fridge or a chest freezer, which bake in summer and sulk through cold snaps in ways a kitchen unit never does.
Martha Lake and North Lynnwood
These unincorporated neighborhoods are newer and mostly electric: close to half of Martha Lake homes and over half of North Lynnwood's went up after 2000, and North Lynnwood heats about 71 percent electric. The builder appliances from those years are now reaching their first major repairs: control boards, ice makers, front-loader pumps.
Meadowdale, Lynndale and Cedar Valley
Split-levels and ramblers from the 1960s and 70s, many of them west toward Lund's Gulch, make up much of this side of town. Kitchens have usually been remodeled once around cutouts sized for older wall ovens and cooktops, and the dryer often still plugs into a three-slot receptacle on an original circuit. Where a PSE gas line reaches the house, expect gas dryers and ranges as well.
Soft water, PUD power and 1960s wiring
Lynnwood's tap water is Everett's, drawn from Spada Reservoir and bought through the Alderwood district. The city's 2025 water report gives its hardness as between 10.2 and 15.8 ppm, averaging 12.5, far below one grain per gallon. Scale almost never explains a failure here; too much detergent often does. Electricity comes from Snohomish County PUD, which had more than 70,000 customers in the dark during the November 2024 bomb cyclone, and the uneven return of power left some electronic controls damaged. About 63 percent of homes heat with electricity and 33 percent with gas from PSE, so it is no surprise that most of the ranges and dryers we open in this city run on electricity. Older houses get one extra step: a meter on the receptacle and the breaker before anyone blames the appliance, and a referral to an electrician for anything wrong inside the walls.
What Lynnwood calls us about most
Dishwashers lead in apartment kitchens, where very soft water and a full detergent dose leave foam at the door and a permanent haze on glasses. Stacked washer-dryers that quit mid-cycle come next, then refrigerators and garage freezers that never quite recovered from a heat wave like the one in June 2021, when an unofficial reading in town hit 109°F, and electric ovens whose bake element gave out during self-clean. Dishwasher repair starts at $249. Treat that as the entry point for the category rather than a quote; your exact price is written into the estimate after the $95 diagnostic.
Common questions
How soon can a technician reach a Lynnwood address?
We are based in Lynnwood, so most addresses in the city, Martha Lake and Alderwood Manor included, are a short drive for your technician. We take same-day work Monday through Saturday, and the earlier you call, the likelier it is; on Sunday we are closed. No distance surcharge applies anywhere we work, so a call from the far side of Martha Lake costs the same as one near the station.
Do you work in the apartments and condos around City Center?
Yes. About 21 percent of Lynnwood homes are in buildings of twenty or more units, so a good share of our work here is upstairs. Tell us the floor, the parking situation and any gate or door code when you book. If you rent, check who approves repairs; we hand the written estimate to whoever signs off, and nothing begins until it is approved.
Which appliance problems do you not take on?
We stay with household kitchen and laundry appliances. Refrigerator sealed-system work, such as replacing a compressor or chasing a refrigerant leak, is not something we do, and neither is commercial refrigeration, heating and cooling equipment, microwaves or countertop appliances. If the diagnostic shows that one of those is the real problem, you hear it from us right away, along with a plain look at whether the appliance is worth keeping at all.
Can you look at two appliances on one Lynnwood visit?
Yes, and it saves you money. When your technician checks a second appliance during the same visit, its diagnostic comes down by $10. Mention both machines when you book so we bring parts for each. Customers 65 or older, veterans and families on active military duty can also take up to $18 off a repair; tick the box on the booking form or say so on the phone.
Something not working?
Call (425) 287-5458 or book online, and a Lynnwood visit can often happen the same day. Once you approve a repair, the $95 diagnostic counts toward it; anyone 65 or older, any veteran and any active-duty military household also gets up to $18 off the repair itself.
