Appliance repair for south Everett, Silver Lake to Mariner

From central Lynnwood, the south end of Everett is about 14 minutes up I-5 on a light day, and the old north end can take 26. We cover both, and most of our Everett work happens around Silver Lake, Mariner and Everett Mall.

Snohomish County's largest city and its county seat, home to about 114,900 people in 2026, grew from the north down. Its mill-town core above downtown is where most of the more than 7,400 homes built before 1940 still stand. The land south of downtown joined the city through a run of annexations between 1959 and 1972 and filled in as Boeing's plant beside Paine Field kept hiring. Silver Lake, Cascade View, Holly, Evergreen, Pinehurst–Beverly Park and Twin Creeks, the neighborhood around the 1974 Everett Mall, all belong to that southern half, and that is where our technicians spend most of their Everett days. The north has the college, the hospital and the waterfront; the south has the mall, the lake and the aircraft plant, and the housing follows those landmarks.

South Everett is less about detached houses than most suburbs we serve. Only about 44 percent of the city's homes stand on their own lot; 28 percent sit in buildings of two to nineteen units, 19 percent in complexes of twenty or more, and about 3 percent are manufactured homes. Heat is overwhelmingly electric, at about 68 percent of households, the highest share anywhere in our area. Put together, the typical Everett call involves an electric range or dryer, a laundry closet rather than a laundry room, and often a property manager as well as a tenant.

Where we work in Everett, and what we find there

Silver Lake and the southeast hills

Houses and townhomes circle the lake and climb toward Valley View, Sylvan Crest and Larimer Ridge. Kitchens hold full-size French-door and side-by-side refrigerators, garages hold spare freezers, and Silver Lake Water and Sewer District passes along the same soft Everett water the city delivers.

Twin Creeks and Evergreen Way

The blocks around Everett Mall and along SR 99 are dense with apartments and condos. Laundry is usually a stacked or compact pair in a closet, ranges are electric coil or smooth-top, and dryer ducts snake through ceilings and walls to reach the outside.

Mariner and the unincorporated south

South of the city limits, Mariner mixes apartment complexes, townhomes and older houses that carry Everett mailing addresses but sit under county jurisdiction. It is the Everett-address area nearest Lynnwood, so same-day visits there are the easiest to fit in.

Manufactured-home communities

About 3 percent of Everett homes are manufactured. Appliances there tend to be compact, laundry sits in a hallway closet, and some dryers vent down through the floor into the skirting, where lint and damp collect out of sight. We check that path on every dryer call.

Everett water, PUD power and 240-volt kitchens

Everett is where most of Snohomish County's water begins. The city draws from Spada Reservoir, high on the Sultan River, treats it at the Chaplain Reservoir plant built in 1983, and serves about 670,000 people, roughly three-quarters of the county's homes and businesses. Total hardness runs between 10.2 and 15.8 parts per million, averaging 12.5, so scale almost never clogs a valve or coats a heater here; the trouble is detergent foaming and etching glass when it is dosed for harder water. Soda ash goes in to raise pH and alkalinity, which protects pipes and leaves the water slightly alkaline. Snohomish County PUD supplies the power, about three-quarters of it bought from BPA's largely hydro system, and PSE serves the minority of homes with gas. With electric heat so common, ranges and dryers run on 240-volt circuits that can be decades old in rentals, and a scorched receptacle can make a healthy appliance look broken. The November 2024 bomb cyclone, which left more than 70,000 PUD customers dark, was a reminder that electronic boards take the hit when power snaps back.

What Everett households call us about

Laundry leads our Everett list. Compact and stacked dryers that need two cycles, front-loaders that stop with a drain or suds error, and washers in upper-floor units that leak toward the neighbors below make up a large share of the calls. Electric ranges are close behind, especially coil-top models with a burner that won't heat or a receptacle that has charred, plus oven doors locked shut after a move-out self-clean. Rental refrigerators with a warm fresh-food side, usually a defrost fault, round out the list, and dishwashers that sat idle in a rental or ice makers that were never hooked up turn up here more than in towns of owner-occupied houses. Washer repair here starts at $239; read that as the bottom of the category rather than a quote, since the exact price is written down after the diagnostic. Tenants can book directly, and when a landlord or manager pays, we send the estimate to them for approval before any work begins.

Common questions

Do you cover north Everett, or only the south end?

Both. South Everett, Silver Lake, Mariner and the Everett Mall area sit at the near end of our 14-to-26-minute drive from central Lynnwood, while Riverside, Bayside, Northwest Everett and the waterfront are at the far end. Same-day slots up north are a little tighter, but the price is identical, with no distance surcharge anywhere in the city.

I rent. Can I book a repair myself?

Yes, and many of our Everett visits are for tenants. Book with your own name and the unit's address, and tell us who will approve the repair. If a landlord or property manager pays, we contact them with the written estimate before starting; nothing proceeds until the person paying agrees. You only need to be home to let your technician in.

Which Everett ZIP codes do you serve?

All of the city's residential ZIPs: 98201, 98203, 98204 and 98208, plus Mariner and the other unincorporated areas that use an Everett mailing address. If you're unsure whether your street is inside our area, enter the ZIP in the booking form or call (425) 287-5458 and we'll confirm before you book.

My range or dryer works on some settings but not others. Is that the appliance?

Sometimes. A 240-volt appliance that heats weakly or only partly can have a failed element or switch, but it can also be losing one leg of power at a scorched receptacle or a breaker. We test the supply first. If the fault sits in the house wiring, we say so and you call an electrician; anything inside the appliance we repair.

Something not working?

Call (425) 287-5458 or book online for any Everett address, south end or north. The $95 diagnostic is deducted from the repair once you approve the written estimate, and households with a senior 65+, a veteran or someone on active duty save up to $18 on that repair.
