Stacked washer full of water: sorting it out in an apartment closet
Water left in a stacked washer in a Lynnwood, Mountlake Terrace or Everett apartment: suds in soft water, pump filters, folded hoses and the building drain.
Washers · south Everett and Mariner
In south Everett the washer is as likely to live in a hallway closet as in a laundry room, and a leak can reach a neighbor's ceiling. We repair stacked, compact and full-size machines from Twin Creeks to Silver Lake.

Most south Everett apartments and condos put laundry in a closet off the hall or kitchen: a stacked washer-dryer, a compact pair, or, in larger units, full-size machines side by side behind bifold doors. Those installs save floor space and complicate repairs. The washer usually has to come forward out of the closet, hoses and drain line have little slack, and there is rarely a floor drain to catch a mistake. Your technician brings floor protection and the tools to pull and reset a stack without scraping the closet walls. A stack also puts the dryer's weight right above the washer's suspension, so worn shocks announce themselves as a rattle you can hear from the next room.
In upper-floor units the stakes are higher, because the first sign of a leak is often a knock from the neighbor below. Inlet hoses, the drain pump housing, the door boot and the tub seal are the usual sources. Detached houses near Silver Lake and up toward Larimer Ridge hold more full-size front-loaders from LG, Samsung, Whirlpool and Maytag, often sitting on pedestals beside a matching dryer, and Everett's manufactured homes add machines sitting on floors that flex. We repair all of them and carry pumps, locks, shocks, switches and valves.

If you live above someone, find the washer's two supply valves before you need them. At the first sign of water, stop the cycle, close both valves and leave the machine off; that is the safe check, and it buys time. Many south Everett buildings also have a shutoff for the whole unit in a utility closet or under the kitchen sink. Braided steel hoses and a drain pan are inexpensive safeguards, and while the machine is pulled out for a repair we can point out whether a pan will fit your closet. Tenants should report any leak to the manager right away, even a small one, because water under a closet floor travels.
Everett's manufactured-home parks bring their own washer quirks. Floors there can flex more than a slab or a conventional joisted floor, so a washer that spins hard can walk, rattle the cabinets and wear its shocks early. Leveling the feet against a solid spot and checking the suspension usually tames it. Drain lines in those homes also travel a long way to reach the plumbing, and a kink or a sag under the floor can slow draining enough to trigger an error code.
Everett marks the northern edge of the Puget Sound convergence zone, and a closet washer in a damp building has little chance to dry out between loads. Leaving the door open and the dispenser drawer pulled out after the last cycle helps more than any additive. The very soft city water adds a second push toward odor, because detergent measured for harder water leaves residue behind. Using less soap fixes both the smell and many of the foam errors we see, and leaving the closet door open for a while after laundry day lets the whole space dry.
Washer repair in Everett starts at $239. That is the low edge of the category, not a quote; your technician writes the exact price on an estimate once the machine is tested, and nothing starts without approval from whoever pays. The $95 diagnostic comes off that repair when it goes ahead. If the dryer stacked on top needs a look too, its diagnostic is $10 less on the same visit, which is worth knowing when one half of a stack starts acting up and the other isn't far behind.

Pumps, locks, shocks, valves, belts and lid switches are all sensible repairs on an Everett washer, whether it's a stack in a Twin Creeks condo or a full-size front-loader near Silver Lake. Replacement starts to make more sense in three cases. A loud roar during spin usually means worn tub bearings, and on many front-loaders that repair runs close to a new machine, so we quote it and generally recommend replacing. A stacked laundry center with a failed board in one half and a tired motor in the other may not justify two repairs. And in a rental where the washer is the original builder model and the tenant is moving out, a new machine can save repeat calls. For owners of full-size pairs, repairing the failed half is usually the better value, since replacing a working machine to match buys nothing but looks. The repair price arrives in writing either way, along with which way we'd lean and why. If the stack's dryer half is also near the end, we'll say so while it's open.
Sometimes, but usually it has to come forward. Many repairs, including pumps, shocks and door locks, need access from below or behind. We slide the stack out carefully, protect the floor, and set it back level. If the closet opening is very tight or trim is in the way, tell us when you book so we can plan for it.
Close the supply valves, leave the washer off and let your building manager know so they can check the unit below. Then book a visit. We find the source, which is usually a hose, pump housing, door boot or tub seal, and write it on the estimate. That written finding is useful for the manager and for any building records.
Yes. The machines are the same, but the setting adds a few checks: how solid the floor is under the feet, how far the drain line runs and whether it sags under the home, and whether the closet leaves room for the machine to move on spin. We repair the washer and point out anything in the setup that will keep causing trouble.
It helps, but not on its own. Read the code and model number to us when you call, or type them into the booking form, and we can bring the most likely parts. Codes point to a system, like draining or locking, not to a single part, so your technician still tests before replacing anything.
