Stacked washer full of water: sorting it out in an apartment closet
Water left in a stacked washer in a Lynnwood, Mountlake Terrace or Everett apartment: suds in soft water, pump filters, folded hoses and the building drain.
Washers · Brier & Alderwood Manor
Brier households run a lot of laundry, and big loads of bedding, yard clothes and towels take a toll. We repair front-load and top-load washers, often on the first trip, and quote in writing before a single part comes out.

A washer in Brier tends to work hard. Households here are mostly families in detached houses on large lots, and the laundry includes muddy yard clothes, sports gear, bedding and the occasional dog bed. Machines carrying that load wear out suspension parts, drain pumps and door locks sooner than a washer in a one-bedroom condo would. Most homes date from the 1980s and 1990s, and depending on the floor plan, the laundry room may be off the garage, near the kitchen or upstairs by the bedrooms.
We work on Whirlpool, Maytag, GE, LG, Samsung, Electrolux, Bosch and Speed Queen machines, front-load and top-load. Your technician runs a cycle, reads the fault history where the machine keeps one, checks the hoses and the drain, and then gives you a written estimate. Many of the parts these washers need most are already in the vehicle, so a large share of jobs finish on the same visit. If the washer stopped mid-cycle with water inside, leave the door closed and let us drain it; forcing a locked front-loader door breaks the latch. Front-loaders and high-efficiency top-loaders store a fault history, which shows whether an unbalance or drain error has been building for weeks.
What you seeDrum shakes hard and the machine moves on spin
Likely causeWorn suspension rods, springs or dampers from heavy loads
What we doReplace the worn suspension set and level the feet
What you seeWater stays in the tub at the end
Likely causeDrain pump jammed or failed, or the drain hose kinked
What we doClear the pump and hose; replace the pump if it is weak
What you seeWasher fills slowly, or only with hot or only cold
Likely causeInlet screen clogged or one valve solenoid failed
What we doClean the screens and replace the inlet valve if needed
What you seeFront door stuck shut after the cycle
Likely causeDoor lock failed, or the drum still holds water
What we doDrain the drum, test the lock, replace it if it fails
What you seeTop-loader agitates but the basket barely spins
Likely causeWorn drive belt, clutch or coupling
What we doInspect the drive and replace the worn part
What you seeLeak spreading across the floor
Likely causeSplit fill hose, loose clamp or torn door gasket
What we doFind the source, then replace the hose, clamp or gasket
Heavy, frequent loads explain most of what we replace. Washers balance the drum on springs, rods or dampers, and those parts are designed around typical loads; a weekly comforter, rain gear and a family’s worth of towels push them harder. Once they weaken, the tub knocks against the cabinet during spin, the machine shifts on the floor, and the control cuts the spin short to protect itself. Replacing the full set, not just the broken piece, keeps the washer steady for years. Bulky items also throw the drum off balance at high speed, so a single comforter is harder on the suspension than a mixed load of the same weight. Top-loaders with agitators handle these loads differently, wearing the drive coupling and clutch rather than the suspension.
Where the laundry room sits matters too. In floor plans that put it upstairs or beside finished living space, a slow leak from a split hose or a cracked pump housing can damage a ceiling or subfloor before anyone sees it. If your washer sits above a finished room, swap rubber fill hoses for braided stainless ones, consider a drain pan piped to a drain, and know where the shutoff valves are. We look at the hoses and the standpipe on every washer visit and point out anything near the end of its life.
Brier’s water from the Alderwood district is very soft, at roughly 0.7 grains per gallon. Soft water lets detergent foam far more than the label assumes, and high-efficiency washers do not handle extra suds well: rinses stall, the pressure sensor misreads the water level, and residue builds on the drum and in the pump. Using a small fraction of the dose printed on the jug solves a surprising number of slow-cycle complaints without any repair at all. Powders can also leave grit in the dispenser drawer on cold washes, where liquid dissolves more evenly. A monthly hot cleaning cycle with no detergent clears the residue soft water leaves behind.
Washer repairs run from $239 upward, depending on whether the job is a valve, a pump, suspension or a control board. That starting price is not a quote for your machine; it simply marks the bottom of the range. The figure that counts is the one your technician writes down after the $95 diagnostic, and the diagnostic is credited the moment you approve the repair. Adding the dryer to the same appointment takes $10 off the dryer’s diagnostic.

Most washer repairs in Brier are worth doing. Suspension sets, drain pumps, inlet valves and door locks are moderate jobs, and fixing them on a machine under ten years old usually buys several more years of service. Top-loaders from Whirlpool, Maytag and Speed Queen often go much longer than that, so even a fifteen-year-old machine can deserve a new belt or coupling. Front-loaders with failed tub bearings or a cracked outer tub are different; the repair can approach the price of a new washer, and replacement usually wins. Control boards fall in between and depend on the model and its age. For a big household, weigh capacity as well: if you routinely split loads, or the machine cannot take a king comforter, a repair keeps a washer that is already too small. Your technician will give you a frank opinion along with the estimate.
Not necessarily. Check that it is level and that all four feet touch the floor, and make sure the load is not one heavy item such as a rug or a single comforter. On a newly installed front-loader, confirm the shipping bolts were removed. If it still walks or bangs with a balanced load, the suspension is probably worn, a common repair given how much laundry Brier households run.
Turn off both water valves behind the machine and switch off the washer or its breaker. Look along the drain hose for a kink or a loose connection at the standpipe. Then mop up and book a visit, noting where the water appears: front, back or underneath. If the laundry room is upstairs, check the ceiling below for stains over the next day.
It can. Water left in the inlet valve, the pump and the hoses can freeze and crack them during a hard frost. If your washer sits in an unheated garage, keep the space above freezing during cold snaps, or shut the valves and drain the hoses before a freeze. A washer that leaks after the first cold night of the year often has a cracked valve or pump housing.
Yes. In that case the $95 diagnostic is the whole bill: the visit, the testing and the written estimate. If you approve the repair, the diagnostic is credited toward it instead, so you never pay for the diagnosis twice. Seniors 65+, veterans and active-duty military households also get up to $18 off the approved repair.
On a top-loader, look under the lid or on the back of the control console; on a front-loader, check inside the door frame or behind the small access panel at the lower front. The tag lists the model and serial. Read it to us on the phone or type it in the booking form, and we bring parts for that machine.
