Ovens & ranges
Oven temperature off? Test it before the holiday baking starts
Pies browning on the bottom or roasts running late? Test oven temperature with a thermometer, use the offset setting, and know when a part is really to blame.
Ranges, ovens & cooktops
Whether your kitchen cooks on PSE gas or on electricity alone, we repair ranges, wall ovens and cooktops from Everett to Lake Forest Park, check the supply as well as the appliance, and hand you the price in writing first.

Kitchens around Lynnwood split between gas and electric in a pattern that follows the towns. Woodway, where about 83% of homes heat with gas, and Silver Firs at 71% lean heavily toward gas service, and Brier and Mill Creek are not far behind. Everett, at 68% electric heat, and North Lynnwood, at 71%, lean the other way, with many apartments built all-electric. So a day of range calls can mean a gas bake igniter in Brier followed by a burned-out element in a south Everett apartment and a glass cooktop zone in a Mill Creek townhome. Esperance, the unincorporated pocket beside Edmonds, combines both stories: about 67% of its homes heat with gas and roughly a third of its houses went up in the 1950s, so older gas ranges are common there. Every gas line in our area is served by PSE. A gas range should never leave a lingering smell; if one does, get everyone out, call PSE or 911 from outside, and call us only after the utility has cleared it.
The age of the house matters too. About 44% of Mountlake Terrace homes date from the 1950s and 60s, 40% of Lynnwood's and 42% of Edmonds's were built between 1960 and 1979, and in Lake Forest Park 35% predate 1960. Many of those kitchens were updated without being rewired. A newer electric range on an older circuit can show weak heat, tripped breakers or a receptacle behind the unit that has browned from heat. We measure the supply during every electric range diagnosis, so you know whether the fault is in the appliance or in the wall before a single part is ordered. Power events reach ranges too. After the November 2024 windstorm, some electric ranges and wall ovens woke up with dark displays or controls frozen on an error, and the electronic ignition on a few gas models never recovered. Holiday weeks bring their own rush, when an igniter or element that has been fading since summer gives out under a full day of baking.

What we doCheck the supply, read the codes, test the board and replace it if needed
The supply gets checked before anything else: the breaker and outlet voltage for an electric range, the shutoff valve and the look of the flames on a gas one. Then each heating path gets tested on its own: igniter amperage on gas ovens, element and sensor resistance on electric ones, spark at every burner, and the switch or control that feeds each zone. On wall ovens and slide-ins we protect the cabinets and countertop before anything moves, and we confirm the anti-tip bracket is in place when a range goes back. Igniters, bake and broil elements, oven sensors, spark switches, infinite switches and surface elements travel with us, so many repairs finish on the first visit; a control board for a particular built-in may be ordered for a second trip. Self-cleaning trouble, such as a door that stays locked after the cycle, gets its own checks: the lock motor, the door switch and the thermal fuse that protects the cabinet. Every repair ends with a test bake or a burner check, with a thermometer in the oven where temperature was the complaint.
We see GE, Café and Monogram, Whirlpool, KitchenAid, Maytag, Frigidaire and Electrolux, LG, Samsung, Bosch, Thermador, Wolf, Viking, Miele, JennAir and Kenmore-label ranges, plus plenty of wall ovens and island cooktops fitted into Edmonds and Woodway homes with water views. Left out of our range work: microwaves of any kind, including over-the-range models and microwave drawers; toaster ovens and other countertop appliances; commercial ranges; and wiring outside the appliance. When the trouble is the outlet, the breaker or the circuit, we tell you it belongs to an electrician, and a gas smell goes to PSE first. Induction cooktops are household appliances we do repair, though their faults lean electronic, so the diagnosis takes a little longer than on a radiant top. Older ranges with coil elements and mechanical controls are among the simplest repairs we do, and their parts are still easy to find.
Range, oven and cooktop repairs start at $255. The table below lists the common jobs, but a starting price only shows where a category begins; the price for your range comes on the written estimate after the $95 diagnostic, and the diagnostic is credited once you approve the repair. Up to $18 comes off the repair for seniors 65+, veterans and active-duty military households, and a second appliance checked during the same visit gets $10 off its diagnostic.
| Surface element, burner or knob switch | from $255 |
|---|---|
| Oven temperature sensor | from $255 |
| Bake or broil element | from $259 |
| Oven igniter (gas) | from $265 |
| Oven control board | from $279 |
| Diagnostic visit | $95, counted toward the repair |
| Another appliance on the same call | $10 off its diagnostic |
2026 starting prices for Lynnwood and nearby towns. The $95 diagnostic counts toward any repair you approve, and your technician writes the exact figure down before work begins.
Ovens & ranges
Pies browning on the bottom or roasts running late? Test oven temperature with a thermometer, use the offset setting, and know when a part is really to blame.
Often, yes. Most ovens built in recent decades have a calibration setting in the controls that shifts the temperature up or down a little. Before using it, check with an oven thermometer placed in the center through a full preheat. If the oven is far off, swings widely or keeps drifting, the sensor or the control is the likely cause, and we test both.
Usually, if the fault is clearly limited to the oven, such as a weak bake igniter or a burned element, and there is no gas smell, sparking or burning odor. Don't use any part of the range if an element has split and arced, if a burner keeps clicking with no flame, or if the controls behave erratically. When in doubt, switch it off at the breaker and wait for us.
Treat it seriously. Don't light anything, use switches or unplug the range. Get everyone out of the house and call PSE or 911 from outside, then wait for them to clear it. A brief whiff as a burner lights is normal; a smell that lingers is not. Once the gas side is confirmed safe, we can repair the burners, valves and igniters.
Yes. Pro-style and built-in brands such as Wolf, Thermador, Viking, Miele and Monogram are part of our range work, mostly for igniters, spark modules, sensors, elements and boards. Their parts are more often ordered than carried, so a second visit is more likely; reading the model and serial numbers to us when you book shortens the wait.
Yes, with the approval of whoever is responsible for the appliance. In apartments and condos around Lynnwood City Center and Edmonds College that is often the landlord or the management company. We hand the written estimate to the person who approves it, and the repair proceeds once they say yes. Tell us about building access or parking when you book.
