Dishwasher repair at the source of Snohomish County's water

Everett treats the water most of Snohomish County drinks, and it's very soft. That's easy on dishwasher valves and hard on glassware. We repair dishwashers in south Everett apartments, condos and houses, Mariner included.

The water in an Everett dishwasher comes straight from the city's own system: Spada Reservoir, the Chaplain Reservoir treatment plant built in 1983, and mains that also feed most of the county. Total hardness runs between 10.2 and 15.8 parts per million, and the city adds soda ash to raise pH and alkalinity, so the average pH sits around 8.1. For a dishwasher that combination means no mineral crust on the heater or spray arms, but detergent that foams readily and, at full doses, slowly etches glass. Many of the 'everything comes out cloudy' calls we take are about chemistry, not parts.

The machines vary with the housing. Rental kitchens around Everett Mall and along Evergreen Way mostly hold builder-grade Whirlpool, GE, Frigidaire and Samsung dishwashers with plastic tubs, often draining through a disposer. Owner-occupied homes near Silver Lake run more Bosch and KitchenAid models with manual filters and stainless tubs. Compact and drawer models appear in a few smaller condos. In apartments the dishwasher shares a short cabinet run with the sink and disposer, so on every drain or leak call we check all three connections. We carry the drain pumps, inlet valves, latches and heaters that fail most in both kinds of kitchen.

Idle machines, leaks between floors and dosing

Apartment dishwashers often suffer from the opposite of overuse. Some tenants rarely run them, using the racks for drying or storage, and a dishwasher that sits dry for months can develop a sticky pump, a stiff door gasket or a check valve that won't seat. When it finally runs, it hums without draining or leaks at the door. Running a short cycle now and then keeps seals supple and parts moving, and it lets you catch a leak while you're standing there. Landlords can have us run and inspect an idle machine at turnover, before the new tenant discovers the problem with a full load of dishes.

In multi-story buildings a dishwasher leak doesn't stay in your kitchen. Water follows the floor under the cabinets and can show up in the ceiling of the unit below before you see anything. If you notice a damp toe kick, a soft floor or a musty smell, close the hot-water valve beneath the sink, which is safe to do, and stop using the machine. Tell your manager so they can check below, and book a repair; we'll write down where the leak came from. If the valve under your sink is seized, many buildings have a shutoff for each unit somewhere central, and it's worth learning where yours is.

With Everett's soft, slightly alkaline water, detergent goes further than the box suggests. Measure less detergent, top up the rinse-aid reservoir and rinse the filter often. Pods are convenient but can be too much for half loads. If your glasses already have a rainbow sheen or a cloud that vinegar won't remove, that's etching; it can't be reversed, but cutting the dose keeps it from getting worse. A detergent labeled for soft water, or simply less of an ordinary one, both work.

Dishwasher repair prices in Everett

Dishwasher repair in Everett starts at $249. That number is where the category begins, not the price of your repair; the written estimate after the diagnostic carries the exact figure, and the person paying approves it before work begins. The $95 diagnostic is credited to the approved repair. When the problem is dosing or a clogged filter rather than a failed part, we'll show you how to fix it and the diagnostic is the only charge. Most drain and latch repairs finish on the first visit, since those parts are in the vehicle.

Keep the dishwasher or replace it?

Most dishwasher faults in Everett are repairable for a modest share of a new machine's price: pumps, valves, latches, gaskets and heaters. A control board on an entry-level machine with a plastic tub is the usual turning point, since the board can approach the cost of replacing the whole unit; on a stainless-tub Bosch or KitchenAid, the board is usually worth doing. For landlords, a rental dishwasher with a leak or drain problem is generally worth fixing, but if it is the original builder model and has needed several repairs, replacing it between tenants avoids repeat calls. Etched glass is never a reason to replace a dishwasher, because a new one will etch just the same at the same dose. Standard openings in Everett apartments make replacement easy when it is the better choice. In owner-occupied Silver Lake kitchens with custom panels, repair nearly always wins, since a replacement means fitting a new panel as well. We give you the repair figure in writing so you can decide.

Common questions

Why does my Everett dishwasher leave glasses cloudy?

Usually because the water is so soft. Cloudiness that wipes off with vinegar is film; cloudiness that stays is etching, caused by detergent working on glass when there are no minerals to soften its effect. Use less detergent, keep the rinse aid topped up and skip the hottest settings for good glassware. On the visit we also test the heater and the dispenser door, in case hardware is part of it.

My dishwasher hasn't been used in months. Is it safe to run?

Usually, but check it first. Look under the sink for drips, make sure the filter is clean, and run a short empty cycle while you watch the floor. If it hums without draining, leaks, or shows an error, stop and call us; seals and pumps can stick after long idle periods, and those are routine repairs.

Who pays for a dishwasher repair in a rental?

That depends on your lease, but most landlords handle repairs on appliances they supply. You can book the visit yourself; tell us who approves repairs and we'll send the written estimate to that person before starting. Nothing is done until the person paying agrees, and the $95 diagnostic is credited to the repair if they approve it.

Does the dishwasher drain through the garbage disposer?

In most Everett kitchens, yes. A clogged disposer, or a new disposer with its knockout plug still in place, can keep the dishwasher from draining. We check the disposer inlet and the hose loop before testing the dishwasher's own pump. When the blockage sits farther down the building's drain line, that belongs to a plumber, and we'll tell you so.

Can you look at the dishwasher and the range on the same visit?

Yes. Each appliance gets its own diagnostic, but the second one checked on the same visit is $10 less. That's handy at rental turnover and in kitchens where two things have been acting up. Mention both when you book so your technician brings parts for each.
